The Brisbane rental market is tough. You've fought hard to secure a nice apartment, and now you want to make it feel like home. The first step? Getting that massive 65-inch TV off the low-line cabinet and onto the wall.

But then the fear sets in. "Will I lose my bond?" "Will the landlord scream at me?" "Does QLD law allow this?"

For years, renters were stuck with wobbly cabinets. But with recent changes to Queensland tenancy laws and better "make good" techniques, wall mounting in a rental property is more possible than ever.

In this guide, we'll explain the rules, how to ask for permission (and get a "Yes"), and how to install a TV so cleanly that your property manager won't even know it was there when you move out.

Part 1: The Law (QLD Residential Tenancies Authority)

Disclaimer: We are TV installers, not lawyers. This is general advice based on our experience in Brisbane.

In Queensland, the rules around "minor modifications" have shifted to be more tenant-friendly. Generally, a tenant must ask for permission to make a change. A landlord cannot unreasonably refuse permission for a minor modification if:

  1. It is reversible (like screw holes).
  2. It does not affect the structural integrity of the building.
  3. It does not breach body corporate by-laws.

The Catch: You almost always have to agree to "restore the property" to its original condition when you leave. This means patching and painting.

Part 2: The Strategy - How to Ask Your Landlord

Don't just email saying "Can I mount a TV?". That sounds messy. You need to present it as a professional, risk-free upgrade.

Subject: Request for minor modification - Professional TV Mounting

Hi [Manager Name],

I am writing to request permission to have my TV professionally wall mounted in the living room.

To ensure the property is protected, I will be using a professional installation company (MountPro Brisbane). They use high-quality stud finders to ensure no damage to pipes or wires.

My Promise:

  1. The installation will be structural only (no large holes for cables). Use of surface trunking only.
  2. Upon vacating, I will have the bracket removed and the small 6mm screw holes professionally filled and painted to match the existing wall.
  3. I am happy to provide before/after photos.

This protects the carpet from heavy TV units and is safer for the property.

Please let me know if this is approved.

Thanks, [Your Name]

Why this works: It emphasizes Professional, No Damage, and Make Good. Landlords fear DIY disasters. They usually say yes to pros.

Part 3: The "Renter-Safe" Installation Method

When we install for renters, we use a specific technique designed to minimize the "scar" left on the wall.

1. Minimalist Drilling (The 4-Hole Rule)

We use high-tensile Coach Screws into the timber studs. This requires only four holes that are approx 5-6mm in diameter.

  • Wall damage: Equivalent to hanging four heavy picture frames.
  • Repair difficulty: Easy.

2. No Giant Holes for Cables

Homeowners often want us to cut large 50mm holes in the plaster to hide cables inside the wall. For Renters: DO NOT DO THIS. Cutting large holes is considered a "complex modification" and usually requires specific owner approval because it involves cutting into the wall cavity. The Solution: White Surface Trunking (D-Line). We run a neat, half-round plastic cover down the center of the wall to hide the cables. It sticks to the wall (or is screwed into the same stud). It looks clean, modern, and best of all—it leaves no hole behind. If you are handy: You can paint this trunking the exact wall color to make it disappear.

3. Save the Paint Chip!

When we drill the hole, we sometimes peel off a tiny flake of paint. Pro Tip: Save this paint chip! Tape it to the back of your TV manual. When you move out, take it to Bunnings. Their paint matching machine keeps getting better. A $10 sample pot of the exact paint color is the secret to getting 100% of your bond back.

Part 4: The "Make Good" Guide (Moving Out)

Okay, your lease is up. Time to vanish. Here is how to repair the wall so the bond cleaner doesn't report you.

Step 1: Remove the TV and Bracket

Unscrew the lag bolts. You will be left with 4 clean round holes in the plaster.

Step 2: Flatten the Hole

As the screw comes out, it often pulls a little "volcano" of plaster out. Use the handle of a screwdriver to gently push this protrusion back into the hole so the wall is flat. Do not sand it yet (that rips the paper).

Step 3: Spakfilla (The Magic Paste)

Buy "Selleys Spakfilla Rapid". Squeeze a small amount into the hole. Use a scraper to wipe it flush. Tip: It shrinks when it dries. You might need to do this twice.

Step 4: The Sand

Once dry (30 mins), lightly sand it with 120-grit sandpaper until it is perfectly smooth with the wall. Close your eyes and run your fingers over it. If you can feel a bump, sand more.

Step 5: The Paint

This is where people fail. Do not just paint the dot. That is called "flashing" and stands out like a sore thumb. Use a small roller (not a brush). Paint a small square over the patch, feathering the edges out so it blends into the surrounding texture. Wait for it to dry. Wet paint always looks the wrong color.

Part 5: Alternative Options (No Drill?)

What if the landlord says NO?

1. The TV Ease / Studio Stand

Samsung and LG make stunning "Gallery Stands" or Tripod stands. The TV sits on a beautiful metal easel. It looks like art.

  • Pros: Zero holes. moveable.
  • Cons: Expensive ($300-$500). Takes up floor space.

2. The "Leaning" Stand

There are stands that lean against the wall (gravity held) that require only 1 tiny safety screw (like a picture hook) at the top.

  • Pros: Minimal damage.
  • Cons: Can look a bit temporary.

FAQ: Renting & Mounting

Q: Can I mount on a brick wall in a rental?

A: Technically yes, but brick is harder to patch. To fill a brick hole, you need colored mortar. If you drill into the mortar line (easier to patch), it's less secure. We recommend asking specific permission for brick walls.

Q: What if I damage the wall?

A: If you botch the DIY job and leave big unexpected holes, the landlord has the right to hire a professional plasterer and deduct the cost from your bond. This can cost $300-$500. This is why hiring a pro to install is actually insurance against bond loss.

Q: My landlord said I have to leave the mount there?

A: This is a negotiation. Some landlords actually want the mount left behind because it adds value to the property for the next tenant. If you leave it, you don't have to patch the holes! Ask them: "Would you prefer I patch the wall, or leave the high-quality bracket for the next tenant as a free upgrade?"

Q: Can you remove the TV for me when I move?

A: Yes! MountPro offers a "Relocation Package". We come to your old place, de-mount the TV, patch the walls professionally, transport the TV to your new place, and re-mount it. It's the stress-free moving day solution.

Summary Advice for Tenants

  1. Always ask permission in writing.
  2. Use a professional to guarantee clean, minimal holes.
  3. Use surface cable trunking, not in-wall concealment.
  4. Patch it perfectly when you leave (or hire us to do it).
